We will prepare full property particulars to include floor plans, room dimensions and wide angled photography. Your property will then be advertised on all the main property portals (including Rightmove and On The Market), as well as our own marketing material.

All viewings, regardless of whether a current tenant is in situ will be accompanied by a member of staff from Oliver James. Our longer working hours when compared to some of our competitors (open until 7pm during the week) have proved popular with prospective tenants unable to take time off during the working day to view.

Tenant Referencing

All tenants will be referenced via an independent referencing company called The Lettings Hub. Checks conducted as standard include; credit history check, current employer and previous landlord referencing.

Inventory Hive logo


A fully detailed written, photographic and 360 degree inventory is compiled just prior to the tenancy start date via the software provider Inventory Hive and is provided at no additional cost to either the Landlord or the Tenant. This is both for our let only and fully managed services.

We will visit your property on a bi-annual basis to carry out property inspections and a full computerised report will be sent to you after this visit. We always like for these visits to be conducted whilst the tenant is home so we usually arrange these for an evening or a weekend. This just enables us to get genuine feedback from your tenant whilst raising any possible concerns face to face.

We have a very long and trusted list of local, independent contractors able to handle any type of maintenance that crops up. We have absolutely no financial interest in the contractors we recommend, we simply use them because we know they are good, reliable and economic. A number of our existing clients have contractors who they trust and wish to attend their properties, we are of course more than happy to deal with them on your behalf. With all this being said we will of course seek your authorisation before any tradespeople attend your property.

Check-in / Check-out

On the final day of a tenancy we will visit the property and ask that the tenant be present for this. Here we will conduct a full check-out to ensure the tenancy has been handed back in a satisfactory condition. The reason that we ask the tenant to be there is that any issues can be identified there and then. This we find saves a lot of time in disputing any cleaning or damage with outgoing tenants and as an agent we are extremely proud of the exceeding low level of deposit disputes that we have been involved in.

Client Money Protection

Safeagent CMP scheme offers recompense to tenants and landlords of rent, unprotected deposits or other client funds in the event that monies are misappropriated or fraudulently used by a safeagent firm.

Our standard fees though are:

Fully managed - 10% + VAT commission

Tenant Find Only - Equivalent of half a months' rent + VAT (subject to a minimum charge of £400 + VAT)
