Oliver James specialise in advising on small to medium development opportunities across Huntingdon District Council, Fenland District Council and Peterborough City Council areas.
Our involvement can be as little or as much of the development planning process as you require starting from sourcing land for developers and clients, structuring and negotiating option agreements and strategic purchases to simply advising on the best way to maximise value if you believe there is potential for a building plot in your back garden.
Our advice is given in plain English and is backed up by years of experience and local knowledge.
Instead of sitting in a stuffy office working out £ per sq ft calculations we are out actively selling residential new homes and property, realising exactly what buyers want and how much they are prepared to pay for it.
It therefore follows that when instructed to sell development land with or without planning permission, we are not only well placed to know which developers may be interested but also which of these has the greatest appetite to buy at any given time.
Do you have a piece of land which you think may have development potential?
We will be able to advise you on the prospects for obtaining planning permission and identify site constraints the will govern the form and scale of the development which could be permitted. Consideration will be given to maximising the potential of any site in the context of local and national planning policies. Once the site has been appraised, this will allow indicative site layouts to be prepared which can then be used in pre-application negotiations with the Planning Authority.
Straight forward option agreements still require expertise and consideration to ensure that the clients' objectives and best interests are protected as well as the land asset maximised.
Joint Ventures are invariably more complex and require negotiation by a party experienced in such agreements.
Please feel free to contact us for more information and we would be happy to arrange a meeting to discuss further, free of charge.
